Home Maintenance: 6 Things To Do Every Year

Home maintenance can feel overwhelming and costly, and let's be honest, no one looks forward to spending their free time scooping leaves out of the gutter! But, for the majority of Americans, our home is our biggest investment. By performing regular maintenance and addressing minor issues as they arise, future large and pricey headaches can be avoided and help preserve the value of your home. Here are a few things you should do every year to maintain your home:

Gutter Maintenance

Clean your gutters and downspouts at least twice per year. Gutters control the flow of rainwater on and away from your house, protecting your roof, siding, and foundation. Neglected gutters can lead to wood rot and ruined gutters. If you decide to take on clearing them yourself, remember to be careful on the ladder!

Maintain Your Roof

Every so often, walk around the exterior and check your roof for loose or broken shingles and the chimney for signs of wear and tear. Consider having your roof inspected at least once per year and after hailstorms. Many roofing companies offer complimentary roof inspections and may spot damage not visible to the untrained eye. Properly maintaining your roof can increase its lifespan, prevent water damage, and help heating and cooling systems operate more efficiently.

Change your HVAC Filters

Change your furnace filter in the fall to remove dust buildup, making it easier to regulate your home's temperature and, and therefore, lower your energy bills. Change the AC filter in the spring and clean the ducts and vents around your home. Schedule an HVAC technician appointment for a checkup and servicing twice per year.

Wash Your Siding

The spring is a wonderful time to give your home a bath! You don't necessarily need a power washer; In many cases, attaching a siding cleaning kit to the hose will do the trick. Remove storm windows and screens to wash the windows exteriors; This will not only extend the life of your siding but will amp up the curb appeal. This is also an excellent time to examine the foundation for any cracks.

Inspect you windows & door seals

Fall is one of the best times to inspect your window and door seals- seal cracks and gaps in doors and windows with caulk or weather stripping. Also, swapping out older, drafty windows and doors for more energy-efficient models can make a significant impact on your summer and winter utility bills.

Wash your Washing Machine

It might seem silly, but cleaning your washing machine once a month can help remove dirt, grime, leftover detergent, mold, and mildew. First, run an empty regular cycle on hot, using two cups of white vinegar instead of detergent. Add the vinegar to the detergent dispenser (white vinegar will not damage clothing). Next, mix about 1/4 cup vinegar with a court of warm water. Use this mixture, plus a sponge and toothbrush to clean the inside of the machine. Lastly, run another empty, regular cycle on hot, without detergent or vinegar.
